The project is currently seeking approximately $21 Million of equity capital from accredited investors to complete the redevelopment and repositioning to a full service Marriott of which we have $8 Million of our personal capital as GP Capital.
Target investment characteristics currently under consideration include potential operational cash flow distributions, a projected 3 to 5 year investment horizon, potential participation in value appreciation upon exit or refinancing, and potential tax benefits including depreciation depending on investor circumstances.
Illustrative Example: A one million dollar investment under current underwriting assumptions and a projected five year hold period could result in an estimated total value of approximately 2.1 to 2.15 Million dollars including projected operating cash flow and potential sale proceeds.
